Everything you need to know about Home Extensions

What are rear home extensions?

A rear home extension is simply extending the back of your house, for some this is usually the kitchen or the living room. This type of extension is perfect for those looking to create an open-plan kitchen or would simply like to integrate the outside with the inside.

How long does it take to build a rear home extension?

Depending on the type of rear home extension you are looking for, it could roughly take between 10 to 14 weeks. However, this does not take into account the design stage and the planning permission stages. You may need to get in touch with your local council to gain permission to carry out any extension services on your property which can add additional time to the overall project.

Most extensions can roughly take between 4 - 6 months or longer for bigger builds, mainly because of the design and planning process take around the same amount of time. Our builders recommend around one year for the whole project to be completed.

Benefits of rear home extensions

There are many benefits that come along with rear home extensions, these include:

- Increases the amount of natural light that comes through

- Helps makes the most out of your floor plan

- A double story rear extension can be cost-effective

- Increase the value of your home if you are thinking of selling it

How much does a rear home extension cost?

One of the most difficult aspects of designing an addition is determining a budget. This requires knowledge on the typical cost of an extension. It also depends on the kind of extension you want to construct.

If you are thinking of a rear home extension, it may cost from £1,500 per m2, with a small-sized rear extension of 15m2 costing between £15,000 and £20,000 in total. This is just a rough estimate and we always recommend getting a quote from a qualified builder to know exactly how much the project will cost you.

Do I need planning permission?

If your property meets these requirements, then you do not need to apply for planning permission:

- For detached properties, it does not extend more than 8 metres to the back.

- It is not higher than 4 metres or than your current property

- Do not place a double-height extension within 7 metres of a boundary

How much value does a rear home extension value add to your property?

Because of the additional square footage they provide, rear home extensions add great value to your home and because many homeowners love space, extensions may add up to 15% to the value of a property. If you choose a single-storey rear extension, it will increase the market value of your property by 5-8%.

This is due to the fact that they are often smaller than wraparound or double-storey designs. Of course, the increased value you get is determined by the present home market. For instance, if it slows, you will lose value and vice versa.
