Planning Permission & Building Regulations

When you extend your home in the UK, the building must adhere to both local planning laws and building regulations. It sounds complicated, but we are here to help you with the legal requirements.

If your home is in a conservation area or protected area, these rules will probably not apply, however, and you will need to seek permission for any extension. 

Extensions do not always need planning approval. If your project meets the following rules, then you can add the extension under ‘permitted development rights’.

  • Single-storey rear additions must not extend beyond the rear of the original house by more than 3m for terraces and semi-detached homes, or by 4m for detached houses.
  • Extensions and other buildings must not exceed 50% of the total land area around the original house.
  • You cannot extend forward of the main or side elevation  fronts the highway.

Minimum standards are set down in the Building Regulations for:

  • Ventilation
  • and other key aspects that ensure a building is safe!

With the exception of replacement windows, underpinning and rewiring, most repair work is not covered by Building Regulations. All new building work, including alterations, must comply.
